Site Improvements are considered any construction or services to improve raw land including but not limited to excavation, utilities, etc...
Yes, you can include any or all required site improvements for a complete residential new home construction project.
Yes, you can include the purchase of land with your construction loan. A signed purchase agreement between both parties is required.
Most counties and building departments require Soils Tests to be completed to insure the proper foundation and septic system is being installed required by the soil composition results.
The homebuyer can complete Site Improvements themselves.
Keep in mind If you are financing the transaction most lenders require us to both deliver and set the house on the foundation.
If you have an existing structure on your land, we can remove or demo it. Lenders also allow you to include the cost of the removal in the Site Improvement costs pending loan program.
Engineered foundation plans are prepared by a structural engineer after reviewing the soils report provided after the soils test results has been issued.
Regarding land use, a setback is the minimum distance which a building or other structure must be set back from a street, road, or property boundary required by code enforcement.
We will visit your property, identify house location, assess utility connections, measure set back requirements, and initiate a Site Plan after the Soils Tests have been ordered in good faith.
Termite Treatment being required in Colorado is fairly rare. It is commonly required in certain counties for FHA and USDA loans.
There have been some recent changes across the state regarding Radon Mitigation, please be prepared that your county will require this if not the lender.
Yes IRC modular homes are built to the same exacting codes as local “site built” homes and are considered inter-changeable with them. They appraise and are financed using conventional loan programs using your neighbors “site built” home as comparable’s.

Upfront costs to be prepared for prior to closing are the following.
1) Foundation Soils Test
2) Septic Soils Test (if applicable)
3) Survey (if required)
4) Site Plan
5) Appraisal (if financing)
Our approved lenders pay the deposit required to start the construction of your home at the time of closing.
The remaining balance is paid when the house is delivered to the property.
